Lead Generator Bot

In the competitive world of real estate, finding motivated sellers is crucial for success. With this in mind, I embarked on a personal project to develop a sophisticated real estate lead generator bot. This bot leverages cutting-edge technologies to identify potential sellers who are highly likely to sell their homes, particularly focusing on households where the breadwinner is deceased, the mortgage is high, and equity is low. This project represents a blend of innovation and automation aimed at transforming lead acquisition and outreach in the real estate industry.

 

Project Overview

1. Lead Identification

The bot begins by scraping public county records using Microsoft Playwright and Node.js. It meticulously searches for leads based on specific criteria, such as homes with high mortgage balances, low equity, and households where the breadwinner is deceased. This targeted approach increases the likelihood of finding motivated sellers, resulting in an 80% increase in lead acquisition efficiency.

2. Data Filtering and Skiptracing

Once potential leads are identified, the bot performs data filtering to remove unwanted entries. This ensures that only the most promising leads are pursued. The bot then performs skiptracing to pull contact information, such as phone numbers, associated with the property owners. This step is crucial for effective outreach.

3. Lead Management

To keep the process organized and efficient, the bot integrates seamlessly with HubSpot CRM. All lead and property information is stored and managed within the CRM, improving data accessibility and streamlining the follow-up process.

4. Automated Outreach

The bot is equipped with advanced outreach capabilities. It automatically sends SMS messages to all contacts on the deed using the Twilio SMS API. This immediate communication helps initiate conversations with potential sellers. Additionally, the bot leverages the PostGrid direct mail API to send postcards to the homes, ensuring that the outreach is not limited to digital channels alone.

5. Automation and Scalability

To reduce manual intervention and improve efficiency, the bot’s processes are deployed on AWS Lambda for scheduled executions. This automation not only ensures that the bot operates on a recurring basis but also allows for easy scaling as the volume of leads grows.
